Today we have a strategy and some tips to help you find the perfect neighborhood…

IT’S DEFINITELY A RENTER’S MARKET: WITH THE REAL ESTATE BUBBLE CRACKING AS WE SPEAK: That said, when “off the tourist trail” you’ll simply be amazed at what you can rent for a mere $300 to $700 a month. Today we have some real life examples…

DON’T GET SUCKED IN BY FRIENDLY GRINGOS AND THEIR SO-CALLED “GROUND FLOOR” REAL ESTATE DEALS: So when “on the gringo tourist trail” beware of slick gringo real estate agents/salesmen trying to get you into the bubble. Yes, they’re experts at sizing up clueless gringos and spotting suckers. They’ll take advantage of your crappy Spanish, short time down, and obvious lack of boots on the ground… as well as the brain-fogging Zoloft effect the soothing tropical climate has on fresh, green gringos (especially true if a gringo’s 1st world life consists of 6 months of snow and cold).

Note: when “off the tourist trail” there will be no such Gringo real estate guys pressing you, but there’s still a huge bubble, so don’t get sucked in by clueless local Latin agents either…

MIGHT YOUR SECRET DREAM BE A BEACH HOUSE RIGHT ON THE OCEAN? Well guess what? When the bubble cracks, beach houses are often the first properties desperate sellers put on the market. How does a 3 bedroom beach house, with pool, right on the ocean for $100k or less sound to you? Right now, desperate sellers are starting to come out of the woodwork and today we have examples of some fabulous deals that have hit the market. For this you’ll need boots on the ground. You won’t find this stuff on the internet… not in English anyway.

Here in Latin America they have all the medical specialties you can possibly imagine and today I’ll relate my own story of a recent trip to a highly regarded, upscale, 1st-world trained Dermatologist whose office is way “off the gringo tourist trail” in a wealthy high-end suburban mall. Coincidentally, I just happened to have walked in on a waiting room full of wrinkly, upscale Latin ladies on “Botox Monday”!! You’ll never guess what happened next…

Why did a noted Latin MD ask me to tell my story (and exhibit my symptoms) to a group of Latin American Nutritionists and anti –aging experts?

– More new evidence the Panama commercial real estate bubble is imploding

-Yes, there are large, overripe residential and commercial real estate bubbles throughout Latin America. Even if that wasn’t so, there are so many mindless government bureaucratic hurdles that it’s just not wise to attempt to build any commercial construction project from scratch- not in any large Latin city. However, many of those same hurdles somehow do not exist in when attempting such projects in smaller towns and just outside the big cites (go figure). In short, buy what you like when the bubble pops, but for now, RENT!

-According to experts, 15-20% of Latins have 24/7 internet in the home. Did you know that more than 95% of those connected use the net exclusively for social media and moronic entertainment purposes? Yes, it’s a sad state of affairs, but are percentages any different foe users in the states?

-Getting permanent residency in a Latin country is highly recommended, in fact essential. Just a year or so ago the process used to be fairly easy and straightforward- but Latin manana time slow. However, US agencies are now actively throwing up their own mindless barriers for gringos trying to obtain the necessary documents to begin that process. Why? Uncle Sam doesn’t want his sheep to leave the barn.

-What’s the story on childhood vaccinations in Latin America?

How many shots are required and at what intervals? Are all kids required to get them? Can parents opt their kids out or otherwise get around it? Is 3rd world lax about it or is there 1st world Nazi-style enforcement? Do Latins even understand the controversy around vaccines, their adjutants and toxic additives?

-A Latin American real estate update:

The real estate bubble seems to creeping all over Latin America. Its settling in while simultaneously straining and cracking around the edges. Meanwhile, since no one’s got the money or credit to buy (except certain gringos and Europeans) it’s turning into an unbelievable renter’s market. There are great deals for those with patience, a good eye and adequate “boots on the ground”. However, don’t expect to get any great deals surfing the net in Cleveland whist sitting on the sofa eating bon-bons. Note that what rents for $1000 a month on the net you can usually negotiate in person down to $600.

-Beware of glossy ads with happy gringo faces selling and promoting real estate projects and developments. When the gringos are in the sales and promo end you can predict just one thing- a top of the local Latin land and housing market is near.

-More solid proof that the gringo advantage is alive and well (when off the gringo tourist trail). Today we have more expat stories proving a 1st world type Big Brother state Latin style is far, far off in the future.
